King's Cross R8
Located in the northern zone of King’s Cross Central, the scheme is made up of four new buildings – high-end residential, affordable housing, office and small business space – which are united at street level by a mixed use ground floor opening onto a central courtyard.
The scheme is conceived as a cluster of contemporary warehouses, accommodating a variety of uses, arranged to respond to and inform the surrounding townscape and public realm. The blocks range from 10 to 13 storeys with roof terraces located on the top of three of the four blocks. The gently folded façade of the combined office and market housing buildings address the public square to the west, while the corresponding shifting volumes of the small business and affordable residential blocks define a dynamic courtyard.
Piercy&Company has also been commissioned to develop the residential interior design. The interiors continue the warehouse industrial aesthetic with generous floor-to-ceiling heights, industrial fittings and a solid, authentic material palette of exposed concrete soffits, timber floors, marble work surfaces and steel framed windows.

We were impressed by Piercy&Company’s creativity, their collaborative approach, and clear understanding of context and materiality.
Each living space is bounded by an L-shaped wall of furniture with granite- and timber-lined recesses.
Exposed concrete soffits in market residential living areas and warm timber floors and joinery give the spaces an enduring quality while white joinery and marble work surfaces reflect light from the series of large steel windows.
